JMP understands the technical and political aspects of obtaining government approvals to obtain land use entitlements. There are ways to streamline the approval process, but there are no shortcuts. It takes skillful preparation of subdivision and construction documents that meet governmental agency requirements, while meeting the needs of the land owner and the community. It also takes a skillful operator that knows when is the right time to push the process, and when is the right time to be patient. In addition to local City and County approvals, the California Environmental Quality Act (CEQA) and environmental reviews from Federal and State Agencies make obtaining land use approvals very challenging. It can take years to obtain the highest and best approvals for some properties, and mistakes are extremely costly in terms of time and expenses. JMP has the expertise to navigate through the process and deliver an approved project.

Because the process of obtaining land use approvals is both expensive and lengthy, it is critical that the entitlements on the property maximize the marketability of the property. Obtaining a less than desirable entitlement on a property is a very costly mistake. JMP knows what entitlements builders and developers need, and how to negotiate a successful outcome with governmental agencies for those approvals.

JMP Pursues Land Acquisitions

JMP is actively pursuing and writing offers to purchase or partner with land owners that desire to sell their land. Depending on the entitlement status of a property, JMP has the ability to structure a land purchase offer to close escrow quickly or after a period of time required to obtain certain subdivision map approvals. JMP also welcomes the opportunity to partner with land owners to obtain governmental approvals, and jointly sell the property.

Implementation

JMP acquires land and entitles land for the purpose of obtaining the highest and best use of the property. The process of getting entitlements such as zone changes, general plan amendments, tentative maps, grading permits, and building permits requires highly specialized expertise to do it efficiently and effectively. Over the past 20 years, JMP has acquired the skill and expertise to work with cities, counties, and other governmental agencies to obtain project approvals. Every property has constraints that lead to land use and development challenges. JMP understands these challenges, and partners with the engineers, planners, and consultants to turn these challenges into buildable communities and developments. .

After acquiring the land and completing entitlements, JMP sells the property to builders, developers, and other users for the specific entitled use. JMP has developed relationships and specialized skills in the marketing and presentation of properties to builders and developers. Prior to forming JMP, Jon Myhre served in the capacity of Division President, Vice President Land Acquisition, and Project Manger of several different home builders and developers. With this experience, JMP knows what the builders and developers require to purchase property.
